This guidance explains the main types of play spaces housebuilders need to consider: LAPs, LEAPs, and NEAPs.
Local Area for Play (LAP) – Small Play Spaces for Young Children
A Local Area for Play (LAP) is a small, informal play space for younger children, located very close to homes to encourage safe, daily play.
Key Characteristics includes – designed primarily for children under 6 years old, intended for short, frequent play rather than extended visit, usually within 1 minute walking distance of homes, often unfenced and integrated into the landscape, focuses on informal and imaginative play. They typically feature low-level play equipment (springers, small climbing elements), natural features like logs, boulders, or mounds, seating for parents and carers, soft or natural surfacing, simple, inclusive design.
Local Equipped Area for Play (LEAP) – Destination Play for Young and Older Children
A Local Equipped Area for Play (LEAP) is a larger, fully equipped play space for children aged 4–8 years, typically located within a 5-minute walk of homes.
Key Characteristics include – designed for children aged 4–8 years, offers a wider range of play equipment than a LAP, usually fenced for safety, includes seating and clear sightlines, provides safe access routes
Typical Features include – multi-play units for climbing, sliding, and balancing, swings and inclusive play items, opportunities for imaginative, social, and physical play, Impact-absorbing safety surfacing
Neighbourhood Equipped Area for Play (NEAP) – Large Destination Play Areas
A Neighbourhood Equipped Area for Play (NEAP) is a large, destination play space designed for older children and young people (8–14 years), supporting longer, more active play.
Key Characteristics – designed for children aged 8–14 years, serves a wider catchment area than LAPs or LEAPs, typically within 15 minutes’ walk of homes (around 1,000m), fully equipped and often fenced, supports both structured and informal play
