What is a LEAP on a Housing Development?
What is a LEAP on a Housing Development? — ESP PLAY’s Guide to Local Equipped Areas for Play
As new housing developments continue to take shape across the UK, one of the most important and most appreciated features within these new communities is often the play area at the heart of the scheme. Among the most widely installed of these is the LEAP, or Local Equipped Area for Play, a key planning requirement on many residential developments and a vital part of creating thriving, family-friendly neighbourhoods.
At ESP PLAY, we work in partnership with the UK’s leading housebuilders to design, manufacture and install LEAPs across the country, helping to create vibrant, well-equipped outdoor spaces where children can play, families can connect and new communities can flourish.
What is a LEAP?
A LEAP (Local Equipped Area for Play) is a designated, dedicated outdoor play space provided within or close to a residential development. Established as part of the Fields in Trust “Six Acre Standard” and widely referenced within planning policy across the UK, a LEAP is designed to serve children of approximately four to twelve years old.
LEAPs are typically located within a short walking distance of new homes — usually within 240 metres or around five minutes’ walk — making them easily accessible for families with young children. The aim is simple but important: to ensure every new community has a safe, engaging and accessible outdoor play space right on its doorstep.
A typical LEAP includes:
- A minimum of five different types of play equipment
- A defined, enclosed play area (often with bow-top fencing or natural boundaries)
- Safety surfacing to protect children during play
- Seating for parents, carers and supervisors
- Signage to identify the play area and its rules
- A buffer zone between the play area and surrounding homes
ESP PLAY designs LEAPs to meet — and exceed — these planning requirements, ensuring every scheme we deliver provides genuine play value while satisfying the technical needs of housebuilders, local authorities and planners.
Why LEAPs Matter on Housing Developments
LEAPs are far more than a planning requirement — they are a vital part of building successful, family-friendly communities. Well-designed play areas:
- Encourage children to play actively and stay healthy
- Provide opportunities for friendships and social development
- Bring neighbours together and help build a sense of community
- Add real value to new homes by enhancing the wider development
- Support inclusive play for children of all abilities
For housebuilders, a high-quality LEAP also acts as a powerful marketing asset, showcasing the developer’s commitment to placemaking and community wellbeing. For residents, it becomes one of the most loved features of their new neighbourhood.
ESP PLAY has seen first-hand how a thoughtfully designed LEAP transforms new developments into welcoming, connected communities, and we are proud to partner with the UK’s largest housebuilders to deliver these spaces to the highest standard.
